To the Mayor and Board of Alderman and Planning Commission of Frederick,
I reviewed the all-NAC Planning Agenda for tonight’s meeting (8/16/21). Unfortunately I can’t be present at the meeting but I wanted to make sure to provide comment. I live in NAC 7 and I see that up for discussion is a request to rezone 5.377 acres from NC to R16 High Density Residential on N. Market Street, S. of Schifferstadt Ave. I live not far from there and I cannot tell you how concerned I am at the City of Frederick Planning Process. In this same area and within a short period of time there have already been apartments built and additional high-density residential is going in across the street. It was a fight to maintain the beautiful, historic Odd Fellows buildings. There is very little space left in north Frederick and in the City. It has become apparent that every available space is being zoned for high density residential without consideration of adequate infrastructure (street congestion, schools etc), climate change and flood capacity in this area or the current resident’s overall quality of life. Additionally, there does not seem to be concern about maintaining the lovely feel of Frederick that makes it such a popular tourist destination. I moved to Frederick approximately three years ago to escape exactly this kind of thing. I have experienced living in an area for 20+ years which was overbuilt, began to have regular basement/street flooding (from lack of permeable surface) and with stressed resources and increased crime. The over-development did not help our property values there. I was under the impression that the government of the City of Frederick was concerned about proactive, good planning and resident’s quality of life. Elections are coming up soon and I am inclined not to vote for the current Mayor or many of the Alderman who have been in support of this pace/type of development. I understand that populations grow and development happens, but there must be a better way. I am not in favor of more high- density residential in NAC 7 at this time.
